Bubble or No Bubble, Investors can Accurately Predict Real Estate Investment ROI

NARREIA releases their proprietary Real Estate Investment ROI Cash Flow Calculator for free download giving residential real estate investors a spyglass into the future helping to determine a good investment from a bad one.

(PRWEB) February 18, 2006 – NARREIA releases their proprietary Real Estate Investment ROI Cash Flow Calculator for free download. The ROI Cash Flow Calculator (CFC) enables investors to forecast the annual return on investment over varying periods of time, simultaneously and at no cost. By removing the guesswork, investors can make sound decisions on real estate investment opportunities, instantly forecasting the return on investment (ROI) over several different time periods by making slight adjustments to the purchase terms in real time.

“Don’t be fooled by the fact that this tool is free,” said Gary Lewis, spokesperson for the National Association of Residential Real Estate Investment Advisors. “The fact that NARREIA has not become another outfit of preachers of real estate investment to its members as a source of revenue but is resolute as a network of practitioners of investment transactions for its members, places a heavy responsibility to develop tools like this to be even better than those you may find elsewhere for hundreds or even thousands of dollars. There is not an ‘up sell’ looming in the availability or use of the resources NARREIA provides.”

With over 80 fields of data, the calculator determines the end of investment ROI based on user input such as Sales Price, Rent, Down Payment, PMI, and Interest Rate. Taking full advantage of the customization capabilities, an investor can enhance the results by entering other criteria including Insurance, Taxes, HOA fees, Property Management fees, Cost of Repairs, and various appreciation rates. This level of detail allows an investor to forecast an ROI of ownership anywhere from 3 months to five years with varying appreciation rates simultaneously.

“This level of detail is essential in assisting investors make informed decisions on a residential real estate investment transaction,” Sean Brown, Founder and CEO explained. “We are a network funded by activity on behalf of our members so it only makes sense, the more educated our members are and the more resources we provide them, the more money we will make for them. Simply put, we only make money if they do.”

In addition to the free ROI Cash Flow Calculator, members have access to a full array of investment and mortgage tools as well as a national network of savvy residential real estate investment advisors. The advisors in the network are hand selected and subject to a rigorous face to face interview process complemented by an ongoing enforcement of a commitment to NARREIA’s credo “Make money for our members not off our members.”

Jeff Klein, Vice President of Development, explains, “There is a never ending evolution of our organization. The NARREIA website is a comprehensive resource which is under constant expansion. We add tools like the cash flow calculator, advisors, referring agents and members daily. The pleasure of making everything free with no strings attached is that we can go ‘all out’ and hold nothing back which has enabled us to become a trend setter in the industry of residential real estate investment. We are currently on pace to accomplish over 3000 transactions this year and we have only scratched the surface.”

The National Association of Residential Real Estate Investment Advisors is headquartered in Las Vegas, NV. The ROI Cash Flow Calculator is available for free download as well as contact information to the entire network at Take a look at the Cash flow Calculator.
