So the decision has been made to sell the house. Of course,
this is much easier said than done. There are a few simple home
improvements steps one can take in order to increase the chances
of the prospective buyer falling in love with the house.

Get rid of the clutter: The most important and obvious step is
to remove the clutter in your home. Try to remove as many items
and pieces of furniture as possible. In fact, you can pack away
any extra items to aid in the moving process when the house.
Removing the clutter from your house allows the potential buyer
to gain a sense of space and be able to imagine the room with
their belongings in it.

Make it smell inviting: A recent survey of real estate agents
has placed smell of the home near the top of the list of
factors influencing buyers. Try to make the house smell of
freshly baked bread or freshly brewed coffee. These fragrances
give the house an overall home appeal and feel. If this isn’t
possible, make sure to some of the many different electric
“plug-in” air fresheners available at almost any store. Also be
sure, if you have pets, to make use of the products available to
eliminate pet odors.

Clean, clean, clean: Make sure every nook and cranny of the
house is clean. Potential buyers tend to look anywhere and
everywhere to make sure the house is in good condition. Clean
toilets, cupboards, closets, cabinets and medicine cabinets.
Make sure a toilet block is used to make sure everything smells
fresh. Make sure all lime is removed from bath and water
fixtures. Dust anywhere and everywhere, especially on
electronics screens, entertainment centers, end tables and the
like.

Landscaping: A final area to consider is the landscaping. If
you have any flowers, plants or gardens, make sure they are
properly trimmed and groomed and that all dead plants are
removed. Be sure the lawn is mowed, yard is raked and
everything is in order. The landscape and exterior appearance
of your house can have the power to make or break a sale with a
good or bad first impression.

The History of African American Women Artist -- at the Montclair Museum

On Sunday, February 12th at 2:00, Lisa Farington, author of Creating Their Own Image The History of African American Women Artist will speak about her captivation and thorough study of a long-ignored aspect of America's art history. Her book is the first comprehensive history of African american women artists from slavery to the present day. Free Admission

African American Art at the Montclair Museum

An outstanding exhibit opens after Feb. 5th and feature works by Romare Bearden, Jacob Lawrence, Janet Taylor Pickett, and Charles White among other artists.

There will be a guided tour of this exhibit at 1:00 on Saturday February 11 or 25 (free with Museum admission).

For Sale By Owner Website Challenges RE Brokers

A recent article by the New York Times reveals the for sale by owner (FSBO) website: FSBO Madison is out performing my local real estate brokers in selling their homes. Most real estate brokers charge 6% of the sale of a home as compensation.

I understand that Internet promoted real estate generated 60 Billion dollars in sales. Most brokers are using the MSL online to market real estate with ancillary promotional efforts like Yahoo and Pay Per Click (PPC) programs.

I know first hand that search engine listings can out perform traditional real estate listings in both local and major newspapers like the Montclair Times, Star Ledger, and even the New York Times. Our real estate listing last year with the search engine Google out performed ads in the above mentioned media almost ten to one.

The ability for home owners to sell their homes directly without going through a broker using web sites and search engines is an encouraging trend I hope will only increase. Cudos to the FSBO Madison entrepreneurs Ms. Miller and Mary Clare Murphy for their vision and success.
